Lagos Estate Dispute: Administrator Raises Alarm Over Alleged Trespass, Sale of Ojota Property

One of the administrators and legal beneficiaries of the estate of the late Alhaji Kazeem, Fadeel Kazeem, has raised the alarm over alleged trespass, construction and attempts to market or dispose of a disputed property located at 406 Ikorodu Road, Ojota, Lagos, formerly known as Ojota Motel.
Kazeem, whose status as an administrator and beneficiary is stated in the relevant Letter of Administration supplied by him, alleged that activities had continued on the property despite ongoing legal proceedings concerning ownership, administration and beneficial interests in the estate.
According to him, the property was demolished on May 2, 2026, following earlier regulatory proceedings, but he alleged that people subsequently returned to the premises and began carrying out various activities, including removing rubble and moving materials onto the site.
He further alleged that blocks were erected on the property and that other construction-related activities took place despite the unresolved dispute. Kazeem questioned the authority under which such activities were allegedly being carried out while the property remained connected to pending proceedings.
The administrator said his position imposed a responsibility on him to protect the interests of the estate and preserve disputed properties pending the determination of the issues before the appropriate authorities and the court.
Kazeem said the matter was particularly sensitive because the disputed property is connected to proceedings before the High Court of Lagos State, Ikeja Division, amid a wider family disagreement over several properties and competing interests in the estate.
He also alleged that efforts had been made to market or otherwise dispose of the Ojota property despite the unresolved dispute, raising concerns that prospective buyers or investors could become involved in transactions concerning the property.
He said a public notice bearing the inscription, “CAVEAT EMPTOR — BUYER BEWARE,” was published in a national newspaper on July 10, 2026, to alert members of the public to the dispute.
Kazeem urged prospective purchasers and investors to conduct appropriate searches, verify the property’s legal and registration status and obtain independent legal advice before committing funds or entering into any transaction involving the property.
Beyond the property dispute, Kazeem alleged that some beneficiaries and family members had been subjected to threats, intimidation and pressure in connection with efforts to assert or protect their interests in properties linked to the estate.
He said the alleged incidents had further heightened tensions within the family, adding that complaints concerning the disputed properties had also been presented before the Lagos State Ministry of Justice Special Task Force on Land Grabbers.
The administrator called on the relevant authorities to properly document and investigate any allegations of threats, harassment, intimidation or unlawful interference involving beneficiaries and other persons connected with the estate.
He also appealed for the disputed property to be preserved pending the determination of the substantive issues before the court and other competent authorities, stressing that parties with legitimate interests should be allowed to pursue their claims through lawful channels.
Kazeem said the wider dispute also involved No. 7 Alhaji Kazeem Street, Ojota, and other properties allegedly forming part of the estate. He identified one of the proceedings as Suit No. ID/ADR/3246/2025, while related complaints remain before the Lagos State Ministry of Justice Special Task Force on Land Grabbers.
However, the allegations made by Kazeem have not been established by a final judgment of the court and should not be treated as established facts. The defendants and other persons mentioned in connection with the dispute are entitled to respond to the allegations and present their positions before the court and appropriate authorities.
